Define the space requirement

Clarify how much space you need today, what may change during the lease term, and which operational requirements are non-negotiable.

Compare total occupancy cost

A quoted base rate does not always represent the full monthly cost. Review the base rent together with additional rent, utilities, insurance, maintenance obligations, taxes where applicable and GST. Inspect the building and location

Consider whether the property works operationally, not just visually. Access, neighbouring uses, traffic patterns, parking, deliveries, building systems and future growth can all affect the suitability of the space.

Understand tenant improvements

Many commercial spaces require modifications. Determine what work is needed, who will complete it, who pays, what landlord approvals are required and whether improvement allowances or fixturing periods are part of the negotiation.

Negotiate the business terms

Before the final lease is prepared, key terms are often set out in an offer or letter of intent. Base rent, additional rent, term, renewal options, possession, improvements, deposits and special conditions should be considered together.

Review the lease before signing

A commercial lease creates significant obligations. Tenants should have the final lease reviewed by their lawyer and other professional advisers as appropriate before committing.
